New industrial property developments meet strong demand in Gauteng

This R700-million logistics and industrial development is strategically located in Gauteng’s Riverfields logistics precinct. Ground was broken on this development in October 2025 and the four buildings to be constructed will be delivered in phases, with the first phase being set to be ready for occupation in the final quarter of 2026.

The advantages that this location will provide businesses who make it their home are multifold. For starters, owners and tenants will benefit from direct access to transport corridors, future-proofed facilities and a professionally managed precinct. They also have premises that are aligned with green certification standards and equipped with energy security.

According to Errol Taylor, Head of Asset Management: Logistics & Industrial at Growthpoint Properties, Noka Park demonstrates how considered partnerships and strategic site selection can deliver superior value for tenants. “This development provides immediate efficiency and resilience, but also long-term sustainability for tenants.”

Longlake Logistics Park by Fortress

Situated at the intersection of the K113 and Marlboro Drive, Longlake Logistics Park Phase 2 boasts a significant gross letting area, and the site has the capacity to develop further.

Engineering News reported in May 2025 that ground had been broken on Suzuki’s new head office and distribution centre in Longlake Logistics Park. The custom-designed facility will cover 24 507 square metres and accommodate the automotive corporation’s growing operations and workforce.

Another business to choose Longlake Logistics Park as its industrial home is Huawei South Africa. Their next-generation smart warehouse is optimised with advanced tech that boosts efficiency, security and eco-friendliness.

While it is still expanding, Longlake Logistics Park is no newcomer to the Gauteng industrial property offering. It was reported in 2021 that Zest Weg had taken up 25 000 square metres of warehousing here and that Cargo Corners was occupying another 12 000 square metres.

Waterfall City Junction by Attacq

Earlier in November 2025, ground was broken for the creation of another next-generation logistics hub in Gauteng: Waterfall City Junction. Described as a “future-focused precinct”, Waterfall City Junction combines smart logistics, sustainability and people-focused design. The list of planned features caters for both businesses and staff, and includes prime-grade warehousing, enhanced security and landscaped walkways.

In terms of positioning, Waterfall City Junction is the epitome of centrality. Situated between Sandton, Woodmead, Sunninghill and Kyalami, this logistics hub gives your business access to major highways and the Gautrain. The development will ultimately consist of six phases. Described as “a city within a city”, Waterfall Junction will also boast enhanced infrastructure and various sustainability initiatives.

Teraco JB5 by Teraco

Teraco JB5 at Isando Campus is no ordinary industrial facility: it’s a high-tech 30MW data centre custom-built to house Teraco’s first at-scale AI workloads. According to Teraco, the JB5 facility will be used for both traditional IT/cloud services and more power-hungry AI workloads. The facility’s advanced cooling facilities include a closed-loop water-cooling system and optimal use of cool outside air in winter.

Simultaneously, early construction work has begun on Teraco’s next development: JB7, which will offer 40MW of critical power load.

Isando Campus is also home to JB1 and JB3, and the facility provides cloud on-ramps for the likes of Amazon, Google, Microsoft Azure and Oracle, boasting 99.999% uptime.

Expansion at Equities developments

Equites Jet Park is another strategically located industrial precinct experiencing expansion. Just 2.2km from O R Tambo International Airport, it boasts quick access to major highways and comprehensive security. As an industrial real estate developer, Equites is well-known for driving value for tenants through low development fees, in-house management and green certified buildings.

A speculative build is also underway at Equites Park, Riverfields III, which is ideally located along the R21 and R23 interchange. With access control, 24-hour security and shared fire pumps and tanks, Riverfields III is a great industrial home for businesses.
