Early Occupation Options in Sub-Lease Agreement

The Sub-Lessor acknowledges the total leasable area of 16,714m² and agrees to investigate which portions of the premises may become available for early occupation prior to 1 March 2026. This review will consider the Sub-Lessor’s relocation requirements and the practical availability of specific areas within the building. The intention is to identify opportunities for the Sub-Lessee to take partial occupation of the property before the agreed commencement date, thereby supporting the Sub-Lessee’s operational needs while ensuring minimal disruption to the Sub-Lessor’s activities. Any arrangement for early occupation will be subject to mutual agreement in writing between the parties and will take into account rental obligations, prorated costs, and the allocation of operating expenses related to the occupied space. The Sub-Lessor’s investigation will be conducted in good faith and with reasonable diligence to determine viable options for phased occupation. This clause provides flexibility to both parties, offering the Sub-Lessee the possibility of an earlier start and the Sub-Lessor the time to manage relocation requirements effectively.
